Terms of use
Not legal advice
SecurityDepositHub is not a law firm, and no attorney reviews your letter. The calculator and demand letter are self-help tools that summarize state statutes and fill in a letter from the information you enter. Nothing on this site creates an attorney-client relationship.
Laws change and the facts of each tenancy matter. For advice about your situation, contact a licensed attorney or a local tenant rights organization.
Penalty estimates
Penalties shown are the statutory maximum and usually require showing the landlord acted in bad faith or willfully. A court decides whether any penalty is awarded, and it may award less or nothing.
Attorney fees, interest, and court costs are not included in the amounts shown.
Accuracy of state law
We work to keep each state's deadline, statute citation, and penalty rule current, but we can't guarantee that every entry is complete or up to date. Some state entries have not yet been checked against the official statute text. These are marked in your results with a note to confirm with an attorney.
Confirm the current law in your state before sending a demand letter or filing in court.
Your responsibility
You are responsible for the accuracy of the dates, amounts, names, and addresses you enter, and for deciding whether and how to send the letter. Deadlines are calculated from the move-out date you provide. Some states start the clock on a different event, such as returning keys or giving a forwarding address.
Payment
Unlocking the full demand letter and PDF download is a one-time payment processed securely by Stripe. We do not store your card details. See our Privacy Policy for how we handle the information you enter.
Limitation of liability
SecurityDepositHub is provided as is. To the fullest extent allowed by law, we are not liable for any outcome of a dispute with your landlord or for losses arising from your use of the site or the letter.
